A documented professional opinion

A home inspection provides a documented professional opinion of construction and condition of a home based on an on-site visual evaluation of the exterior and interior of the property. It will determine if components of a home are performing properly, have been faulty in the past, are beyond their useful life or are unsafe.

As observed at the time of the inspection

A home inspection will provide the client with an understanding of the condition of a property as observed at the time of the inspection. It will not reveal every problem that may exist, only defects observed on the day of the inspection. An inspection typically takes two to three hours and is only carried out during daylight hours.

The home inspection report

The home inspection report is a book which is given to the client on completion of the inspection. It is a detailed written record divided into sections that describe the condition of the:

  • Exterior
  • Structure
  • Electrical
  • Heating/Cooling
  • Plumbing
  • Insulation
  • Interior

The report contains a Summary that may include recommendations for correction or further evaluation of problems by specialized professionals. It also provides the owner with information about necessary repairs and required maintenance of the property.
